What Determines the Cost of Roof Replacement

A roof is one of the biggest investments you will make in your home. The most common and least expensive type of roof is asphalt shingles. Even with a shingle roof prices can vary depending on what type of underlayment system you use.  Peel and stick (aka ice and water), is used in critical areas on every shingle roof but should be used for total underlayment in a coastal environment. While farther inland, two layers of synthetic underlayment is sufficient.  All manufacturers have different levels of shingles that can add to cost.  A mid-range product will be your best bet.  Within two miles of the coast, it is highly recommended to use stainless steel roofing nails and aluminum drip edge, flashings and vents for durability in a salt air environment. 

When installing metal or tile roofing a high temperature peel and stick underlayment is your best option.  Designed for Florida weather and heat, it will provide the best protection.  With metal and tile roofs lasting significantly longer than your average shingle roof, many of the high temperature peel and sticks have a 30-year warranty unlike synthetic underlayments. Metal roofing can be the most expensive option if you go with an aluminum panel vs a galvalume panel.  Again, within two miles of the coast, it is highly recommended to use aluminum. 

There are so many variables that determine actual price that getting a one size fits all number isn’t realistic. As previously stated, materials and environment are extremely important in determining cost. You will need to understand your particular needs, such as a replacement for insurance purposes, are you trying to change the look of the home, looking for longevity, looking extended warranty and most importantly what you can afford.
