Leak Detection 101

Have you ever looked up and noticed an unusual spot on your ceiling and thought, “Oh no! Do I have a roof leak?” As we approach the rainy season in Florida, a roof leak is a legitimate concern for homeowners. 

A suspected roof leak should be dealt with quickly to prevent significant and costly damage from occurring.  A roof leak can cause damage to the interior as well and the exterior of the home and potential health problems due to mold.  Keep in mind, that not all suspicious spots on your ceiling automatically mean a roof leak. Things such as HVAC condensation from a faulty seal, stucco and siding leaks as well as window and door leaks can present as roof leaks. 

Inside, roof leaks are usually obvious. Typically, there will be staining on ceilings or walls.  Look for discoloration, puffy texture, sagging or peeling paint, or a spot that may be damp or cool to the touch. If you are comfortable going into the attic you will be able to more accurately determine where the leak originates.  Look for stained or rotten plywood, drips on the insulation or puddling on the top side of the drywall or exterior wall or visible holes.  Please use extreme caution if you decide to check in the attic as accidents can easily occur.    

To check the exterior for roof leaks, walk around the perimeter of your home looking up at the soffit line as you do so for dark spots or staining, usually softball size or larger. Look for any obvious roof damage such as missing or damaged shingles and cap. Look for any damaged or rotten fascia particularly at the bottom of valleys.  Look for extreme dips in the plywood generally around the bottom edge of the roof.
