The process of a roof inspection is fairly simple. I usually begin by walking around the home from the ground checking the soffit line. I am looking for darker spots in the soffit where leaking is occurring but not visible inside the home.
I will then get on the roof to check the condition of the roofing materials. Depending on the type of roof, I look for different things. Shingle roofs are fairly simple, and any issues are generally easy to detect. Tile and metal roofing can be more difficult to see issues, but some signs I look for are dried and cracked flashing, debris buildup in valleys, and cracked tile and mud on tile roofing. With metal roofing, I check fastener gaskets for dry rot, the sealant at flashing and valleys and check around the penetrations for signs of leaking or damage.
If you are getting an inspection for insurance purposes a special roof inspection form is used. These require photos of every plane of the roof as well as a detailed description of overall condition and possible issues. A detailed check list about the home itself is also needed which includes information on the age of the roof and remaining useful life.
