In August we started a new tile roofing project in Flagler Beach. The customer’s current roof was over 25 years old. Their insurance company considered that the end of life and wanted the customer to replace it.
The process of replacing a tile roof is not as straight forward as your typical asphalt shingle roof. It requires more skilled labor, more time, with more steps involved. Most tile manufacturers require 6 weeks to 3 months for production of the tile. Roof tile is bulky and takes up a lot of space on the homeowner’s property. The old tile removal process requires several dump trailers due to the weight and bulk of the concrete. These are just a few of the things that need to be considered before and during the re-roof process for tile roofing.
The installation of tile is an art in and of itself. There are multiple ways to set up a tile roof along with multiple styles and colors, whether you are looking for a flat tile to give your house that a “New England” slate look or a barrel tile for that classic Mediterranean/Spanish look. Here at Three C’s Roofing Inc. our preferred installation process is to use a 1×2 furring strip that is mechanically fastened to the roof deck on top of a high temperature peel and stick. This helps create flawless, straight rows to allow water to run out effortlessly if it gets under the tile. An interesting fact that most people don’t know is that tile roofing is a water shedding system not a watertight system. The tile is then fastened directly to the 1×2’s. This gives greater strength in high wind zones. To finish the roof, we use individual cap tile and adhesive foam to adhere the cap to metal stringers that run along the ridge line and hips of the roof. We then use dyed concrete to match the existing color of the tile to give it a nice, finished look.
